  • Why should I hire a professional photographer or videographer?
Real estate photography is a highly specialized industry that can't adequately be photographed by amateurs or some other types of photographers who lack the proper equipment & experience. Professional real estate photographers know their way of capturing homes at their best. Hiring a professional photographer or videographer can make a significant difference in how your property is perceived by potential buyers. Here's why it's essential: High-Quality Images & Videos: Professionals use advanced equipment, lighting, and techniques to capture properties in their best light. This results in crisp, well-lit, and visually appealing photos and videos that stand out, both online and in print. Quality images create an emotional connection, making buyers more likely to schedule a showing or take further interest in the property. Expert Composition & Attention to Detail: A skilled photographer knows how to frame shots and highlight a property’s best features while minimizing any distractions. They understand the importance of composition, angles, and lighting, ensuring that each room looks spacious, inviting, and well-balanced. Faster Sales & Higher Offers: Properties with professional photos and videos tend to sell faster and often for higher prices. In today’s competitive market, first impressions matter. Listings with high-quality visual content attract more attention online and can lead to a higher number of showings, creating more demand and potentially driving up the sale price. More Engaging Online Presence: The majority of buyers begin their property search online, and studies show that homes with professional images receive more clicks and are viewed longer. Stunning visuals can help your listing stand out in a crowded marketplace, giving your property the online visibility it needs to capture the attention of serious buyers. Drone & Aerial Shots for Unique Perspectives: Aerial photos and videos offer a unique perspective that standard photography cannot match. Drone shots can highlight the size of a property, its surroundings, and its curb appeal, which are especially valuable for larger properties, estates, or homes in scenic locations. Virtual Tours & Video Walkthroughs: Professional videographers can create dynamic video tours that give potential buyers an immersive experience, making them feel like they are physically walking through the property. Virtual tours also allow out-of-town buyers or those with busy schedules to explore the property without leaving their homes. Consistent Branding & Marketing: A professional photographer understands the importance of consistency in branding and presentation. They can provide you with images that align with your marketing strategy, helping you maintain a polished and professional image across all platforms—whether it's your website, social media, or listings. Saves You Time and Stress: By hiring a professional, you free up your time and energy to focus on other aspects of your real estate business. Professional photographers and videographers handle everything from scheduling the shoot to delivering the final high-quality images or videos, ensuring the entire process runs smoothly. Investing in professional photography and videography ensures that your property is showcased in its best light, giving you the competitive edge in today’s real estate market.

We understand that timing is important, and we strive to deliver your finished product as quickly as possible without compromising on quality. Typically, you can expect to receive your edited images within 1-2 days after your photoshoot. This includes time for editing, retouching, and uploading. Wooden or tiled floor, wall painted in blue, wallpaper, etc. We can't guarantee a perfect match with reality, but we're trying to get as close to reality as we can. Furnished house We'll try to replicate the type of furniture currently in place, or find furniture that are close in terms of style. Some furniture might be omitted or modified to enhance the rendering, especially in cluttered spaces. By no means will it be an exact replica as the goal is to give a feel of the property. Empty house We will virtually furnish the property so potential buyers can evaluate the potential of their future home. We'll add beds in bedrooms, a sofa in the living room, etc... No specific demand can be made regarding the style of furniture as we use a standardized furniture set. Labels & Measurements We don't print labels nor measurements on 3D floor plan. For beginners I always suggest to start out with a micro drone, under 250 grams. This means you do not require a pilot certificate or registration. It's recommended to get familiar with some basic drone safety laws to keep yourself, others and air traffic safe. It also depends on your experience, knowledge and intent with the drone. I suggest you do some research about; Types of drones Legal requirements for the desired drone weight class Photography and video capabilities Sensors to assist with collision avoidance Flight time A reputable brand and distributor
  • Do I need a license to fly my drone in Canada - The Basics?
There are 3 types of weight categories when it comes to drone flying in Canada. 1. Under 250 grams 2. Between 250 grams - 25 kilograms 3. Over 25 kilograms - does not apply to most drone users UNDER 250 grams - A drone pilot certificate and registration is "NOT" required This type of drone is considered a "micro drone". You do not require a drone pilot certificate and you do not have to register your drone. However, some safety rules still apply. These are "SOME" of the common micro drone safety rules. 1. Fly safely—don’t put people or other aircraft in danger 2. Not exceeding a Height of 400 feet / 121 metres 3. Avoid controlled or restricted airspace (airports, military bases) 4. Avoid emergency high risk sites (forest fires, first responder perimeters, prisons, power plants) 5. Do not operate your drone while intoxicated or under the influence of drugs 6. Fly according to safe weather conditions BETWEEN 250 grams to 25 kilograms - A drone pilot certificate and registration "IS" required This type of drone weight classification requires the operator to 1. Obtain a drone pilot certificate - either Basic or Advanced 2. Register your drone with Transport Canada and mark it with the designated registration number
  • Where should I avoid flying my drone? (micro drones and a Basic Operations Certificate)
These are some common places that prohibit drone flying for recreational purposes 1. Controlled and restricted airspace - airports and military bases a. 5.6 kilometres (3 nautical miles) from any airport listed as Certified b. 1.9 kilometres (1 nautical mile) from heliports listed as Certified 2. Emergency sites - Drone pilots are not allowed to fly within the security perimeter of a police or first responder emergency operation, such as a traffic accident. You must also avoid sites near disasters (forest fires, floods, earthquakes). A drone flying near these areas may interfere with emergency personnel aircraft and the work of emergency personnel 3. Parks Canada - Recreational use of drones at "ALL" Parks Canada places is "PROHIBITED". One example in Ontario is Algonquin Provincial Park 4. Power plants and Prisons 5. Advertised Events - Drone pilots are not allowed to fly near or over advertised events, such as outdoor concerts and sporting events, unless they have a Special Flight Operations Certificate that specifically allows them to do so NOTE - Canadian Aviation Regulations do not apply to indoor or underground drone operations. However, you still need to follow applicable Criminal Code of Canada, Provincial and Municipal laws.
  • Can I fly my drone near airports?
Under the right conditions - YES. You can fly near airports (controlled airspace) with 1. Advanced operations pilot certificate AND 2. Air traffic control approval It is also very important to differentiate between the Transport Canada definition of an "Airport" and a "Aerodrome". They are two different words that are closely related to one another yet yield considerable differences Aerodrome - Usually small airstrips located on private or remote property that can be either "registered" or "certified". Transport Canada definition Any area of land, water (including ice surfaces) or other supporting surface used, designed, prepared, equipped or designated for the arrival and departure, movement or servicing of aircraft. Includes all associated buildings, installations and equipment. Drone operations are usually permitted within aerodrome airspace. Additional caution and vigilance is advised due to potential air traffic. Drone operations when other aircraft are present are strongly discouraged. If you choose to fly in this area and see other aircraft operating it is recommended to land, stop flying, and reassess the situation. Airport - Is a certified aerodrome Transport Canada definition In Canada, an aerodrome for which an airport certificate has been issued by the Transport Minister under Part III of the Air Regulations. Airports usually fall under controlled or restricted airspace which means a drone operator will need their Advanced license and obtain legal permission to fly within the airspace boundary.
  • Are weather conditions important to consider when flying a drone?
Yes, weather plays an important role when you are planning to safely fly your drone. You should follow your drone manufacturers safety documentation. Some common drone manufacture safety recommendations include: 1. Ambient temperature should be between 0°C and 40°C. Temperature affects electronics drastically 2. No flying in rain or snowfall. This affects electronics and maintaining a visual line of sight. If you choose to operate a drone in light rain or snowfall, take extra precautions to protect yourself, others and your drone. 3. Wind gusts below 35km/h. Strong winds can overturn your drone resulting in a crash or loss of control. It is also important to have an adequate satellite signal for the drone to respond properly and to prevent signal loss. Ideal weather conditions are; Spring, summer and fall some clouds minimal wind normal humidity temperature between 10 - 30 Celsius Overall clear and calm
  • What can I do if there is a drone flying over my property ?
This is a difficult and circumstantial question to answer. Here are a few things you might find helpful. My first advice to landowners is to always attempt to resolve your drone concerns by communicating with the drone pilot. Landowners only own so much of the air space above their property that can be reasonably used in connection with their land below. A landowners privacy does extend to a certain height above their property. A drone flying over someones property is not "illegal" or an invasion of privacy, unless you believe the drone is being operated; Dangerously Recklessly Negligently AND will likely endanger the safety of people or aircraft . You can report the event to the Government of Canada. Or there is "intention" to "collect" personal information without the owners consent. This example "might" be a violation of someone's privacy depending on the circumstances. If you believe a drone pilot might be violating your privacy, you can try to communicate with them and ask to see their content. Trespassing A drone flying or hovering over your property is not trespassing. A drone would be trespassing if it, took off, landed or crashed on private property. Although this is considered trespassing, you are obliged to return the drone to its owner. Refusing to return the drone to its owner may result in legal action against you. These are some questions that landowners are encouraged to ask themselves before taking any action. Is the drone "hovering" OR "flying" over my property ? Is it possible that the drone pilot might be having some technical difficulties ? What is the drone pilots intention here ? This will likely be unanswered until you speak with the drone pilot Do you suspect Criminal activity ? If yes, are you able to provide more details and explain your rationale ?
